can you build a pole barn to get around the size limits ?

i am looking at a place thats got plenty of room for a nice garage but the living space of the house is TINY and i need to find a way around it

I know this might sound too easy but contact the permit people and see what the size limits are. It might even give you a good laugh. My sister wanted to put a two car garage attached to the house, but they said it would be too close to the property line. She could only put a one car garage attached. The two car would have to be stand alone in the yard. Oh and this was Baltimore County which is the biggest pain in the ass for building shit

well i know for a detached garage you have to have 1/2 the square foot of the living space of the house .... unless the garage is an addition to the house (connected to the house)

but what i am unsure of is if a pole barn is considered a garage ... b/c as far as i know the pole barn does not require footers ... thus it is not a permanent structure .... its huge carport .... and if its not a permanent structure .... does it require a permit?

I would lean toward no. It would be like putting up a big tent for a cook out or something like that. If there is no intent on making it permentant then I would say no permit needed.

:brow: thats what i am hoping they say .... i mean i will put a floor in it and it will be permanent .... but they dont have to know that

Definitely ask before spending any money on a structure. The County won't hesitate making you take it down no matter what you spent if it isn't to "code". I don't think the pole barn angle will help. I spoke to several people at the county and discussed every option of getting a reasonable-sized garage at my old house. I eventually gave up and bought a house that already had a large shop.

I've been told that if you say it's for working on cars that they may require fire safety equipment is installed (sprinklers, hard-wired alarm, etc.), so say it is purely for storage. Then there's the set-aside from the property lines and required distance from the septic system if you have one. Do your homework and good luck!

yeah i talked to them today and it has to be attached to the house ... unless i want a tiny garage thats no bigger then a shed

Can you get away with a building a "breezeway/covered walkway" to get them to consider it attached?

One of my neighbors in Tenn extended a section of exterior wall a few feet from the house to the other building, which made them count as attached. Dunno if that's possible where you're at. Kind of awkward but it seemed to work.

yes a breeze way will work ... it has to be enclosed/conditioned and considered "living space" but basically a 6 foot wide hallway to the garage makes it legal

and in the grand scheme of things where the garage will sit on the lot adding a breezeway is not a big deal i have already got it figured out in my head

Scooter has a pretty new garage and home in Hazzard County. He has a pole barn that isn't attached.

all i can say is good luck and by a big bottle of tylenol. i just built a 30x40 stick garage in balto co. and the permittng was the worst civil expeince imaginable. it took ~6 mo. just to get the permit. when they finally handed me the permit i felt just like i had when i got my discharge papers from uncle sam!:flipoff2: but it can be done, i'm testament to that.

there are permitting services that help you get threw the process for a fee$

An "agricultural" pole barn is NOT a garage and is not permitted the same way, if at all.

yeah but the land is not zoned ag ... so i dont think i can get away with that

Did anyone ever figure this out? I am in the proccess of figuring out how to put a garage of some sort up quickly and cost effectively...

Pole barn requires a permit to build.

Its relation to the size of the house...I couldn't answer...I can tell you Cecil County didn't give me any trouble when I dropped in a pole barn that has a slightly larger overall footprint than my house ;)

Call up the county permits ofice and just ask them... I mean, it's their job to tell you things like this.
I haven't (yet) had to do it here, but when I did reconstruction at my old home in NC I spent hours on teh phone w/ the local county guys just asking questions, they were more than happy to clarify anything. Actually they seemed pretty happy that i wanted to be sure it was right and I was within the law... that saves them work later too.

St. Mary's County has their permit req's on the interwebz. I had to call and clarify some stuff otherwise it was easy with the info right there to flip through.

cool, thanks for finding that. looks like they give you a year to finish it with a permit, that's good to know.

gotta figure out how much this will all cost now hmmm.

In Hazard County if you are zoned agg you can getaway with a much larger structure. If you are zoned Residential the rule of thumb is 1200 square feet no matter the size of your house or half the size of your house. Which ever is larger. The 1200 rule is new. It also can't be taller then your house. You will need permits. You can build a breezeway and make it much bigger.

why you getting booted .... i tried 3 times to call about renting a spot from your guy and he never called me back figured it was not worth the effort

they notified us and the bank sent us a letter, they are in default on the property. it's up for sale or will be soon and when it sells we will be moving out..sucks we all hoped to be there for a good while. if you find any place to rent...let me know

Any idea what the rate is on the property? I mean, would it be rediculous to consider offering to buy it at the defaulted rate? may be cheaper in the long run

right now it's i think 3 separate pieces on the same mortgage. 2 are about 40 acres, the 3rd is about 5.

little salty for me :D

they changed the zoning from ag to r1 last summer so it is probably worth a pretty good chunk of change.

oh yea I'm sure that'll be a good chunk 'o change then.

Well if you guys end up in a real bind, I have a little extra space here beside the garage just to store something (like an RV or trailer) but that's not ideal for anybody

thanks for the offer. I personally should be good for outdoor storage, i have some space here. it's the indoor part that's hard.
